I’m Rick Hartunian, a Realtor serving Northern Virginia and the Greater DC area. I created Living in Greater DC because most people need context before they need a sales pitch.

I work with people buying, selling, and relocating throughout Northern Virginia and the broader Greater DC area. The work usually starts with questions that don’t show up neatly in a listing: which area actually fits the commute, what changes when you move ten miles farther out, where you gain space, where you give up convenience, and which trade-offs are worth it.
Living in Greater DC is the public-facing brand I use for local education and real estate content. I publish neighborhood videos, relocation guidance, development news, and market context on YouTube and Instagram so people can learn the area before they ever have to call an agent.
I’m a member of the Waldner Winters Team, powered by PLACE, at Keller Williams Realty Centre. Real estate brokerage services are provided through Keller Williams Realty Centre.
My service area includes Northern Virginia and the Greater DC area, with select clients in Maryland.
